Thank you for your interest. We are a small business and therefore ask that you respect these terms which are designed to protect both of us.This is the small print, though often tedious, please read before booking to avoid any misunderstanding.

We also have a privacy policy you may wish to read. Your booking implies complete acceptance of these terms and conditions which are as follows:

Online Terms & Conditions

  • Our Contract : These are the conditions of the contract between you and Orkneycrofts.com. When you book accommodation, a contract is made when you or your agent confirm your booking ("the Confirmation Date"). You accept these conditions on behalf of all members of the party and accept responsibility for paying for the account for the whole stay. You must be at least 18 years old to make a booking with us.
  • Bookings : All bookings are subject to availability
  • Deposits : To guarantee a booking a non-refundable deposit of between £100-£200 is required, dependent on the actual Croft being booked. This is payable on line by debit or credit card, or by cheque. This deposit shall be deducted from your final account.
  • Prices : Prices are NOT subject to V.A.T. Prices do vary depending on availability and time of year, and can also be subject to length of stay. We do, however, endeavour to offer the best possible rate for the requested accommodation at the time of booking.
  • Minimum Stays : There may be restrictions on the number of nights you can stay at certain times of the year.
  • Included in the price : When staying with us in our self-catering accommodation your accommodation is inclusive of laundry, towels, bathroom condiments and electricity useage.
  • Not included in the price :. External telephone calls, personal holiday insurance, excessive cleaning requirements and items of personal expenditure ("Extras").
  • Additional charges : We can arrange tours and guides, recommend restaurants etcetera with third parties but your contract will be with these third parties directly.
  • Damage to Property : We request you leave the property as you found the property. In the event that any of your personal belongings or those of a member of your party are lost or damaged whilst within, or stolen from, (other than items placed in safe storage, in respect of which we accept full responsibility), our liability will be limited to £25 in respect of any one item or £100 in total, in respect of more than one item. In the event that the property or contents of the Croft is deliberately, or negligently damaged or broken by you, or any member of your party, you will be fully liable for the repair or replacement of the item (s) in question. Similarly on departure any willful and excessive mess to the interior fixtures/fittings requiring consequent cleaning will be charged at a hourly rate of £15.00.
  • Pets : In general we do allow well behaved animals to stay, and of course registered guide or hearing dogs. Some flexibility is possible so call us to discuss this issue if required.
  • Smoking : No smoking at all in the properties please.
  • Payment : Six Weeks (42 days) prior to arrival the full account for your stay must be paid . We accept most major credit and debit cards, cheques, and even cash. Beyond 42 days a non-refundable deposit of between £100-£200 is required depending on the specific Croft to reserve your booking. Actual prices will be found on the relevant croft pages.
  • Special Requests : If you have any special requests, please tell us when you book. We shall endeavour to accommodate your requests, although in some cases we may not be able to. There may also be a supplemental charge for some requests.
  • Amendments : You may request amendments to your reservation by contacting us as soon as possible quoting your reference number. We will endeavour to accommodate such requests but cannot guarantee to do so. There may be a supplemental charge for any amendments made. Any reduction in the length of stay before or after arrival will be treated as a cancellation and subject to charges (as per clause 16).
  • Insurance : Travel and holiday insurance is not included in your package however we do recommend you take out travel insurance.
  • Cancellations : A non refundable deposit is payable at the time of reservation. The charge for cancelling your reservation varies depending upon the number of days prior to arrival that the cancellation is made. Charges detailed below.
  • 42 days + non-refundable deposit retained, within 42 days = 100 % of the total cost retained.
  • Dissatisfaction - We are not responsible for your happiness. We believe the website gives a very accurate representation of the nature of our accommodations. If you expected something different on arrival it is your problem. No refunds for disappointment will be considered under any circumstances.
  • Classification : We are 4/5 star rated.
  • Check in : Accommodation is available from 3.00 pm . All of our guests, however, can enjoy use of the general facilities at the Hall of Heddle from 12.00 am on the day of arrival.
  • Check out : Accommodation is to be vacated by 10.30 am. Late checkouts may be available for a charge: Please contact us during your stay for further information. Although we do ask that accommodation be vacated in the morning, all of our guests are more than welcome to continue using the general facilities at the Hall of Heddle until 5.00 pm on the day of their departure.
  • Disabled facilities : Although all crofts are single story dwellings with level access they do contain steps due to sloping landform. Thus properties are suitable for partially disabled guests but If severe disablement then please call us in advance to discuss your needs and we will endeavour to meet them.
  • Unreasonable behaviour : Orkneycrofts reserves the right to cancel your stay with immediate effect in respect of any individual or party with whom that individual has reserved a holiday, if it considers that the individual's behaviour is inappropriate or if that individual's behaviour is affected by the use of alcohol or drugs, or if that individual's behaviour affects the physical or emotional well being of our other guests or employees.
  • Dress codes : Yours.
  • Car Parking : Orkneycrofts offers all guests free car parking in its various car parks. There is ample car parking space situated next to each self-catering Croft. Guests use the car parking at their own risk and Orkneycrofts accepts no liability for loss of or damage to cars or other property left in the car park.
